Well … we did it! The roof now looks better than it has in decades … and it is all buttoned up, just in time for hurricane season.
There are more pictures showing the process below, but we wanted to provide a few more details about what was done:
– New covers for the copper pipes going to each air conditioning units
– New low E flat skylights – less heat transfer and noise when it rains
– Extra roof material at every AC unit for contractors to stand on while working on the ac units to protect the roof
– New vents on the wall
– New water drain covers
The project came in on schedule – both time and money – with a sole exception: we discovered leaks in the air conditioning copper tubing that runs up and down from the air-handler inside each unit. These leaks had been covered and partially blocked by the old roofing foam.
Since this affected almost all the units, we decided to replace the copper tubing as necessary for everyone. This added $12,500 to the project cost. But rather than doing another special assessment, we believe we can finance it from operating dues and then cover it in the Reserves contribution for 2026.
